Recreational Properties 101

Welcome to Vacation Lands 101.  This is a short lesson, but it is an important one.  We have an excellent inventory of getaway real estate to investigate today, but I can't say how long it will resemble its current pricing, availability or even quality.  Lakes, rivers and acreage that existed in listings for recreational land 10 years ago looked very different than they do today.  How many of us have a story about how Uncle Fred bought 80 acres a few years back for about a hundred bucks an acre?  The "few years back" is always longer ago than we think it was.

Population in Southern Wisconsin and Northern Illinois has grown, and many of those folks over the years have made investments in land that is closer to their homes.  Western and Northwestern Wisconsin is also affected by interest from people who live in the Minneapolis area.  As property and certain property types became more scarce, many of us looking for their getaway place have had to extend our search to a further drive distance.  On top of that, the glaciers that carved their way south did a nice job of shaping a variety of topography throughout Wisconsin.  That process set the stage for beautiful lakes and rivers which arrived after all the melting.  So, to make the long story short, the unique features created by the glaciers is in the northern half of Wisconsin and the majority of the population is in the southern half.  Three quarters of the waterfront on lakes and rivers in Wisconsin can be found north of Wausau.  There are a number of very good lakes in the southern and central parts of Wisconsin, but they are busier and more populated.  That said, our expectations have had to change over the years.
